Na Idade Média, as Cartas que outorgam as Feiras Francas constituíam o diploma, por excelência, da autorização régia destas importantes reuniões mercantis, e mostravam a preocupação de salvaguardar os interesses comerciais das localidades circunvizinhas, concedendo aos feirantes o privilégio de poderem andar armados nas feiras; não serem demandados por qualquer dívida não contraída na própria feira; não se obrigarem a prestar qualquer trabalho forçado; nem seus animais serem tomados para carga do serviço do rei, não só durante o tempo de duração da feira, como na sua ida e regresso. A importância de Mesão Frio como centro mercantil dos povos em redor começa a exigir novos espaços para venda e troca de produtos, e já não surpreende quando no início do século XV (1410) aparece uma outra Carta Régia, também com Chancelaria de D. João, outorgando a Mesão Frio uma feira Mensal no oitavo dia de cada mês, apesar da conflituosa contestação dos mercadores de Lamego (uma vez mais...), que pediram a sua anulação "por dizerem que se lhes danava a sua feira ( ... ) e que esta feira (de Mesão Frio) se não fizesse sem requerer a Justiça da Cidade". Lamego, apesar da sua importância como concelho-perfeito e uma das principais cidades do Reino, não viu atendido o seu pedido, e Mesão Frio continuaria até ao domínio dos Filipes a ser privilegiada com uma feira franqueada, uma feira anual (mais tarde transferida para as festas de Santo André) e uma feira mensal. O local primitivo onde se realizavam as antigas feiras francas e os mercados semanais desta vila, era na antiga Praça da Erva, hoje denominada Praça do Pelourinho. Mais tarde, o local da feira mudou-se para os terrenos inferiores onde actualmente se encontra o Lar dos Estudantes, até se fixar definitivamente em Junho de 1981, exclusivamente como mercado Municipal, para uma bifurcação ao Norte da Avenida Conselheiro Dr. José Maria de Alpoim, sobranceira à marginal que ladeia o Rio Teixeira.
